How to get to Yercaud?

Yercaud is well connected and accessible via Salem, which at a distance of about 30 kms is less than an hour by road from Yercaud. Salem is on NH47 which connects Coimbatore, Bangalore and Chennai making it a transit hub. Salem Junction station is a important railway station and is connected to all major cities. Likewise there are excellent bus networks. Salem airport is about 20 kms from the city.

Where is the project located?

Project Claremont is located at Killiyur, Yercaud, about 1.5 kms from the lake. Other important places and facilities within a span of 0.5 to 3 kms from the site are Petrol Bunks, Montfort School, Shevroys Super Market, Waterfall Cafe, EB Office, Vegetable Market, Government Hospital, Nursing Home,Bus Stand, GRT Sky Roca, Club Mahindra Lake Forest, Grand Palace Hotel, Taluk Office & Killiyur Waterfalls.

What is the area of land?

Total extent of land is about 22,500 sq ft and each villa rests on about 2200 sq ft to 2400 sq ft of land in an individual plot.

Uniqueness of the location?

Breathtaking view of rolling hills facing the plot and each villa is designed to maximise the use of this natural beauty.

What is the footprint of each building?

Each villas is being built on levels, therefore the footprint of each house will be minimal.

Are there different types of villas?

There are two types of villas. The upper terrace villa and the lower terrace villa. Both types are built on levels - each having an entry level and a lower level. The plans and view are available on this website.

Is there a water source on site?

Yes. Killiyur is blessed with a good water table and there is a well on site with abundant supply of water at all times during the year.

Why the name 'Claremont' for the project?

Tracing the history of the land, it was discovered that the development stands on what was once a coffee estate established more than over 125 years during the East India Company trading times, bearing the name Clermount Estate. Given the site and Yercaud's history with coffee plantations, our villas are aptly named after fine coffee beans, namely Java, Mocha, Arusha, Cattura,Pacamara and Kona.

Does each villa have separate access from the road?

Yes, each villa has exclusive access from the road.

When will you get possession?

As per your agreement.

Can specifcations be customized?

Yes, certain specifcations can be customized. Changes will be subject to approval by the promoters to ensure that each villa remains true to the aesthetics with which the project has been conceived and within the scope of the approved plan.

Are the villas approved?

Yes, the villas will have the requisite approvals from the relevant local governing body.

Is it patta land?

Yes, the development is on patta land.

What about maintenance?

Aeria will continue to maintain the project at a charge to the owner till such time a owners association is formed. Maintenance is a key part of the project plan.
